4.49% (6.879%) Promotional Rate for at Least Five Years with a 5/1 Adjustable-Rate Mortgage Loan (ARM)*

*The initial interest rate of 4.49% on a 5/1 Adjustable-Rate Mortgage (ARM) loan is paid for by Stylecraft on select homes with loans closed by December 28, 2026. Rate is fixed for five years. Starting year 6, the rate and payment adjust annually based on market conditions and loan terms. The new rate will be the maximum annual increase of 1%, or the current market rate at the time of adjustment – whichever is lower.

To receive the promotional interest rate, home purchased must be the borrower’s primary residence and buyer must use Kangaroo Home Lending to finance the loan. Loan has a 30-year amortization with a fixed rate of interest for the first 5 years, after which the interest rate may adjust every 12 months thereafter for the remainder of the mortgage term using a fully indexed rate (index plus margin rounded to the nearest 0.125%). Initial interest rate adjustment cannot change more than 1%, and thereafter, each subsequent periodic interest rate adjustment cannot change more than 1%. Rate increases are capped at 5% for the life of the loan. Interest rate will never be less than the margin. An interest rate adjustment may increase your monthly payment. Using a $320,208 purchase price, an FHA loan with 3.5% down has an estimated APR of 6.879%, assuming the maximum annual rate adjustment. With a loan amount of $314,417, including the required Upfront Mortgage Insurance Premium Fee (UPMIP), the monthly payment for the initial period is $1,591.
